What Does Our Commercial HVAC Maintenance Plan Provide?
Quarterly HVAC Service (4 Visits Per Year)
We provide four scheduled service visits throughout the year to make sure your system runs smoothly in every season. This system maintenance practice enables us to identify potential problems that would require expensive repairs.
Comprehensive Maintenance
During each visit, our team carefully checks your system to make sure everything is working safely and efficiently. We focus on the key areas that matter most:

We replace pleated 2” air filters every quarter to keep your air clean and your system running properly. You can request additional filter replacements, which will occur between scheduled maintenance visits at an extra charge.
During every visit, we perform cleaning and clearing operations on the drainage system to stop blockages from happening. The drains receive chlorine tablet treatments, which maintain their cleanliness and permit free water flow.
Seasonal Start-Ups for Extreme Weather
We conduct system testing during peak demand times to ensure operational readiness of your system.
In spring, we perform air conditioning system preparations, which enable it to handle high cooling demands.
In the fall, we get your heating system ready for safe and reliable operation.
Each seasonal visit includes:
- Full system performance testing
- Heat exchanger inspection
- Carbon monoxide
- Mechanical Maintenance
We perform inspections and adjustments of belts to ensure proper system functioning throughout the entire operation. For systems that use belts, we include:
- Up to 2 belt replacements per year
- Backup belts are placed on-site when possible

Coil Cleaning
Every system requires one chemical condenser coil cleaning per year, which ensures proper airflow and system efficiency. Additional cleaning services are available but require an extra charge.
Additional Equipment Coverage
We provide service and maintenance for these additional equipment types:
- Exhaust fans
- Make-up air units
- Hanging heaters
The standard per-system pricing excludes these items, which will receive separate quotes based on the equipment type and quantity, and required services.
Detailed Service Reporting
After every visit, you will receive a clear update on your system. This includes:
- A summary of your system’s condition
- Any recommended repairs or improvements
- Service reports are sent directly to your email
The company provides separate pricing for evaporator coil cleaning and blower wheel cleaning, which customers can request.
